Prior to your property purchase, Due Diligence work confirms that the property you are considering will work for your intended purposes. Services include examining issues such as property jurisdiction, zoning, easements, any encumbrances, title issues, and utility services available.
After your land purchase, Pre-Development services lay the groundwork for the project’s ultimate success. The Six “P” approach (Prior Proper Planning Prevents Poor Performance) comes to mind when thinking of Pre-Development. These services can include items such as assisting the Owner in hiring consultants (Civil Engineer, Architect, Environmental Consultant; Establishing Covenants, Conditions & Restrictions; Obtaining necessary Easements; Confirming and/or extending Utility Services; Obtaining necessary Entitlements; and Obtaining bids for site-work and any vertical construction work.
Upon the completion of the design and permitting process, Project Management services make sure that your project is completed on time, within your budget and with quality. MPDS Project Management services include items such as budget controls, scheduling, contractor management, hiring and management of Landscape installation services and coordinating the installation of dry utilities (telephone, cable TV, and electrical).
