Client Need – Equipment Rental Warehouse w/ Showroom, Offices & Fenced In Yard


  • +/- 7,500 SF
  • Approximately 3 offices, 1 conference room, 1 break room.
  • Open warehouse area for remainder of building with 2 overhead door bays, and prefer at least 1 dock for unloading. Heating preferred in warehouse area.
  • +/- 1 Acre with Fenced in Yard for equipment / vehicle parking.  Asphalt preferred but road base will work in Yard area.
  • Preferred location is I-35 South frontage.
    • Visibility important for retail sales portion of business.
    • Ben White / Hwy 71 west of Hwy 183 might work if good visibility from Roadway.
    • Hwy 183 west of I-35 (NW Austin) with good visibility would work.
  • Wash bay necessary but can be built by Tenant if not available.
  • Looking to Lease but Purchase will be considered.
  • Good credit, National Equipment Rental Business
  • March through July move in.
